Cost:

YEAR LEASE - 6% OF THE FIRST YEAR’S LEASE AMOUNT + $500.00

SHORT TERM LEASE – 15% OF THE TOTAL RENT FOR THE LEASE TERM

MONTH to MONTH – ONE HALF OF A MONTH’S RENT 

  • Pre-market inspection with report of recommended Rent Ready needed maintenance and repairs.
  • Coordination and supervision of pre-market Rent Ready repairs.
  • Professional photographs of property
  • Create a Video Tour or 3D Virtual Tour of property.
  • Publish property on the top internet rental sites.
  • Publish property on MLS (Multiple Listing Service), we fully cooperate with other brokers and agents.
  • Handle all incoming phone calls, emails or texts from prospective tenants.
  • Schedule live showings with interested prospective tenants.
  • Provide owners with weekly activity report.
  • Prospective tenant screening including review of application, verification of ID, credit and background reports, verification of income and references with pass landlords are verified.
  • A current CAR (California Association of Realtors) Lease Agreement and Disclosures are completed and signed by all parties. Signing can be completed via DocuSign. 
  • Certified Move-in funds are collected and deposited into a Trust Account. Upon move-in, funds are sent out to the property owner minus the leasing fee and any agreed upon expenses.
  • A pre-move-in inspection is completed with the tenant and a move-in condition report completed.
  • We verify that tenant paid utilities are set up and Renters Insurance is in place.
