FULL SERVICE PROPERTY MANAGEMENT

FULL PROPERTY MANAGEMENT COST:

  1. 7% OF THE GROSS MONTHLY RENT COLLECTED, starting the second month of the tenancy. For monthly rents under $2,075.00, there is a $145.00 monthly minimum.
  2. A $500.00 LEASING fee is charged to place a new tenant in the property upon a vacancY. This tenant placement fee is paid out of the first month’s rent collected from the tenant.
  3. It is recommended, but not mandatory, that an additional $500.00 is paid if the new tenant is represented by An MLS affiliated Agent.


Most new tenants placed in units we manage are found and handled in-

house by our staff of Leasing Professionals.

 

To bring the maximum visibility of the property upon a vacancy, all properties are listed on the MLS, in addition to other sites like Realtor.com, Zillow.com and many additional internet sites!

 

Our goal is to fill vacancies with the most qualified tenant as soon as possible to keep your monthly rental income as stable as possible.


What We Do:

Financial Management
  • We use AppFolio internet-based property management software with owner and tenant portals for easy payments, communication, and transfer of documents.
  • Monthly rents are collected and deposited into an insured Trust Account.
  • Late rent fees are posted and collected.
  • Recurring and non-recurring monthly property bills are paid.
  • Timely direct deposit of monthly owner payments.
  • Monthly and Year End property accounting reports.
  • Year End tax reporting.
  • The Owner Portal keeps all financial reports, including copies of invoices paid, documents and inspection reports in one place for easy retrieval. 
  • Maintenance of optimal market rental rates.
  • We ensure that all Federal and State regulations are followed.
Maintenance
  • Maintenance coordination and supervision of repairs
  • Handle after hours and weekend emergency maintenance issues.
  • Perform semi-annually exterior inspections and yearly interior inspections of properties with reports back to the owner of needed repairs and the property’s current condition.
  • Bid repairs, provide access and oversight for vendors, contractors, and designees of the owner.
  • Upon move-out, prepare property to a Rent Ready condition.
Tenant Relations
  • A pre-move-in inspection is completed with tenant and a written report completed.
  • Tenant repair and maintenance requests are handled.
  • Tenant questions are answered, and complaints resolved.
  • Detailed notes on all tenant communications are keep.
  • Late payers and lease violations are handled, and notices posted if necessary.
  • Roommate changes are handled.
  • A move-out inspection is completed with the tenant.
